Westlake Dermatology, Dripping Springs Open for Business

Sabre’s latest project for Westlake Dermatology is a lush first-generation finish out at Belterra Village in Dripping Springs. This luxurious dermatology office, designed by the Michael Hsu Office of Architecture, marks the third project Sabre has completed for the dermatological clinic, in addition to their North Lamar office and a research facility on Bee Caves Road.

The 2,800 square foot build-out incorporates smooth, curved Venetian plaster walls that frame the reception area, crafted by specialty contractors whose scope spanned the ceilings and walls in the lobbies and corridors. The resulting finish gives the clinic soft rounded curves providing a sumptuous canvas for the high-end finishes that give it a spa-like feel.

“Substantial coordination was required to pull off this multi-phased process, sequencing the millworkers and drywallers and working with the architect,” said Project Manager Matt Sitterle. “The drywallers would sand the plaster down, sculpting it into the rounded reception area and giving it the desired sheen. The plaster technique, which incorporated thinner-than-usual sheetrock, was unusual, as was the framing of those ceilings and the MEP coordination above.”

Other special features included the reception desk, Italian tile in the bathrooms, wooden paneling, doors, fixtures, and the terrazzo flooring. Elegant hanging light fixtures illuminate the beautiful office with lighting controls that program the entire suite. The reception desk is a single piece of bronze metal with a stone façade. The team installed tiled terrazzo in the back of the office and poured terrazzo in the front, incorporating similar materials with different looks.

“The terrazzo flooring was probably the most challenging aspect of the project,” reports Brandon Klotz, Project Engineer. “Due to schedule impacts of the poured terrazzo, the tile was installed first. This added complications when planning the transition between the two materials as the poured terrazzo was much thicker than the tiled terrazzo flooring. We had to pay special attention to ensure that the baseboard finishes, door heights, and undercuts had aligned elevations.”

Both the owner and the architect are pleased with the completed medical office, a gem of a space that will serve Westlake Dermatology clients in the Dripping Springs region for years to come.
