Sezane Apartement

Sabre Commercial was contracted to provide the build-out for the Paris, France based retail pop-up store on Downtown Austin’s bustling South Congress Avenue.

The scope consisted of demolishing the existing space to make way for Sezane’s brand specific custom millwork displays and a custom furniture display that was finished with micro-cement plaster to achieve a plaster-like finish without sacrificing durability to withstand the high-traffic retail flow. It also included polished concrete floors, fresh paint and custom lighting imported from Paris, France that were designed specifically to ensure soft lighting to highlight the signature aesthetics of the brand.

All work was completed in a short 6-week timeframe to meet the client’s grand opening goal prior to the SXSW music festival. We also were strategic in our approach to complete the work and schedule deliveries in off-peak times of the day so we did not disturb the other tenants nearby.

Pet Paradise – Kyle

Pet Paradise is a single-story, ground-up retail pet boarding facility located in Kyle, 20 minutes South of Austin. The project includes complete civil and sitework improvements, foundations, framing, roofing, skin, interiors, and mechanical, electrical, and plumbing work as required.

This high-end pet resort includes day camp areas with indoor play spaces and a pool, plus a large outdoor play area with splash pads and synthetic grass. A full veterinarian office is available with exam and treatment rooms, grooming facilities, canine “VIP suites”(kennels), feline boarding rooms and multiple washing and cleaning stations. The facility also contains a full kitchen, offices and administration space, as well as living quarters for a full-time caretaker.

Pet Paradise, Cedar Park

Pet Paradise is a single-story, ground-up retail pet boarding facility located in Cedar Park, 15 minutes north of Austin. The project includes complete civil and sitework improvements, foundations, framing, roofing, skin, interiors, and mechanical, electrical, and plumbing work as required.

This high-end pet resort includes day camp areas with indoor play spaces and a pool, plus a large outdoor play area with splash pads and synthetic grass. A full veterinarian office is available with exam and treatment rooms, grooming facilities, canine “VIP suites”(kennels), feline boarding rooms and multiple washing and cleaning stations. The facility also contains a full kitchen, offices and administration space, as well as living quarters for a full-time caretaker.

Reformation at The Domain

This project created the second location for retailer Reformation. It included demolition, new partitions per layout, installation and coordination of custom millwork installations. The finishes included paint-grade doors, polished concrete floors, carpet and owner-provided lighting package. This retail space is located on Rock Rose Avenue, an exceptionally busy street within Domain NORTHSIDE. Our team coordinated material deliveries during early hours to avoid any pedestrian and auto traffic bottleneck.

Whole Foods: 5th & Baylor

Our recently completed Whole Foods Offices at 5th and Baylor project is a second-generation tenant improvement that was constructed simultaneously on levels 2, 3 and 4 of the downtown building spanning a total of 51,000 SF.

Upgrades include private offices, huddles, conference rooms, open spaces, a break room, a new internal stairwell and an atrium art installation piece. The high-end finishes in this space also feature acoustical baffles, architectural wood screens, breeze block installations, millwork with integral plantings and wall coverings.

Our early involvement in this project was vital for the success of this project. The project team provided constructability reviews, scheduling updates and budget assessments starting at the design development set and throughout all design phases, which brought this project to successful completion.

Marine Layer

The Marine Layer Apparel project was the first-generation tenant finish-out completed in the newly constructed Saint Vincent building built by Sabre Commercial on South Congress. This adaptive mixed-use building occupies 19,870 SF in Austin, Texas’s historic South Congress District.

Marine Layer Apparel showroom occupies a 1,800 SF retail space. The open and airy showroom features open ceilings and stained concrete floors. In addition, Sabre built and installed the merchandise shelving out of owner-provided reused scaffolding boards. Finally, Sabre modified and installed the storefront and glazing to fit the tenant-specific needs.

Pet Paradise Georgetown

Pet Paradise is a single-story, ground-up retail pet boarding facility located just west of Interstate 35 in Georgetown. The project includes complete civil and sitework improvements, foundations, framing, roofing, skin, interiors, and mechanical, electrical, and plumbing work as required.

This high-end pet resort includes day camp areas with indoor play spaces and a pool, plus a large outdoor play area with splash pads and synthetic grass. Park at Plum Creek, Retail Park

This ground-up retail park in Kyle, Texas, is comprised of three 10,000-square-foot shell buildings. Each building is composed of a steel structure with EIFS and masonry exteriors. Framing their entrances, each building features two focal point towers made of slab-to-parapet vertical stacked masonry. Site work includes parking and the installation of a playscape with large architectural canopies. Value engineering efforts significantly lowered project costs, from underground utilities and irrigation to building materials.

Current tenants of the new retail center include the Texican Café, Aviator Pizza, and WellMed.

Saint Vincent, Mixed Use Building

The Saint Vincent project included the renovation of the former St. Vincent de Paul thrift shop and new construction of the three-story Saint Vincent building. This adaptive mixed-use building occupies 19,870 square feet in the historic South Congress District of Austin, Texas. The building features 9,060 square feet of retail at street level and 10,810 square feet of creative office space on the top two floors.

Construction included the reworking of the intersection with traffic signals and pedestrian walkways that required extensive coordination with the City of Austin Traffic Department. Extreme care and extensive monitoring took place throughout the project to protect the two heritage oak trees within the site.

Westlake Dermatology, Lamar Central

This high-end tenant finish out is located in the Class A Lamar Central building on North Lamar and is the latest in the expansion of facilities for Westlake Dermatology. The space includes exam rooms, procedural rooms as well as retail space.

Designed by Michael Hsu House of Architecture, the space is outfitted with many specialty finishes. Of particular note is the chain curtain within the reception area. Hanging from ceiling to floor, forty feet of curtain was installed by hand, strand by strand.
