This project consisted of a comprehensive renovation and expansion of the existing showroom facility, transforming both the customer-facing showroom and portions of the warehouse into a modern, functional and engaging environment.
The work began with the complete demolition of the existing showroom, followed by a full interior build-back that included new wall partitions, upgraded mechanical, electrical and plumbing systems, HVAC improvements, new finishes, painting and polishing of the existing concrete floors. A key feature of the renovation was the addition of a state-of-the-art outdoor kitchen demonstration area, complete with operable roll-up doors that seamlessly connect indoor and outdoor spaces to enhance the customer experience and product demonstrations.
In addition to the showroom improvements, a portion of the existing warehouse was enclosed and converted into new office and conference room space, creating a more efficient and collaborative work environment for staff. Exterior improvements were also completed to enhance the overall appearance, accessibility and functionality of the property.
The final result is a fully transformed showroom and workplace that provides an elevated customer experience while supporting the client’s operational needs and future growth.
The difference between the original contract value and final contract value was primarily attributable to owner-directed scope additions that were incorporated after contract execution. Due to schedule constraints and the need to mobilize quickly to maintain the project timeline, the exterior improvements and the Sub-Zero & Wolf live kitchen demonstration areas were added after the contract was signed and subsequently incorporated into the project through change orders.

Game Show Battle Rooms – Domain
This interior tenant improvement for Game Show Battle Rooms’ first Central Texas location and 19th franchise location nationwide is located within Austin’s premier Domain development. The project transformed an existing tenant space into an immersive, live-action entertainment venue where guests compete in professionally produced, television-style game shows designed for team-building events, corporate gatherings, birthdays and special occasions.
The project featured a variety of specialty architectural and acoustical systems to create an engaging guest experience while maintaining optimal sound control between spaces. Key design elements included Acoustibuilt ceiling and wall systems, custom Akupanel wood slat feature walls, Zintra decorative acoustical wall panels, decorative LED lighting integrated into walls and flooring and high-STC-rated wall and ceiling assemblies by Kinetics to support simultaneous game play within adjacent rooms.
The venue welcomes guests through a custom lobby before leading them into two fully themed competition environments—Classic Showdown and Prime Time Showdown—each designed to replicate the energy and excitement of a live television game show. The project also included a large private conference and party room capable of accommodating corporate meetings, team-building functions and large group events.
A custom Equitone exterior fascia system was incorporated to establish a strong brand presence within The Domain and create a distinctive arrival experience for guests.
Ottine Mineral Springs
This phased design-build project transformed a collection of historic hospital buildings into a modern mineral springs resort. Phase one focused on rehabilitating and expanding the existing structures to introduce spa facilities, retail and dining spaces, office areas and a bar. The resort’s amenities feature natural hot mineral spring pools, cold splash pools, saunas, outdoor restrooms and private remote soaking areas. Infrastructure upgrades included new and improved utility systems, along with updated storm drainage. Future phases will expand the resort with additional spa facilities, a full-service restaurant and retail spaces, a chapel and lodging accommodations.
Sezane Apartement
Sabre Commercial was contracted to provide the build-out for the Paris, France based retail pop-up store on Downtown Austin’s bustling South Congress Avenue.
The scope consisted of demolishing the existing space to make way for Sezane’s brand specific custom millwork displays and a custom furniture display that was finished with micro-cement plaster to achieve a plaster-like finish without sacrificing durability to withstand the high-traffic retail flow. It also included polished concrete floors, fresh paint and custom lighting imported from Paris, France that were designed specifically to ensure soft lighting to highlight the signature aesthetics of the brand.
All work was completed in a short 6-week timeframe to meet the client’s grand opening goal prior to the SXSW music festival. We also were strategic in our approach to complete the work and schedule deliveries in off-peak times of the day so we did not disturb the other tenants nearby.
