This project was a first-generation tenant finish-out of three floors. We partnered with Corgan and CBRE at the DD stage. Our careful pre-planning made it possible to be able to complete the project in 26 weeks.

This project spans 105,345 SF consisting of open office workspaces, custom millwork throughout, acoustic treatments, upholstered seating, demountable partitions with custom angular soffits, expansion of the existing balconies and an addition of a rooftop deck.

During the office finish-out project, the patio expansion was added. Our involvement began at the conceptual design stage, which was critical in identifying key project challenges and getting ahead of material procurement. Additionally, extensive value engineering took place at DD stage to help save $400K to reach the client’s desired budget. Extensive structural reinforcement was added to allow for additional roof load. We also extended the existing elevator and egress stair to the roof as required by code.

The rooftop patio features include a perforated perimeter screen to define the space, the exterior was a combination of thin limestone and metal paneling coupled with a Viracon Glass storefront, Mbrico pedestal paver system over the TPO roof with Turnesol planters, accent lighting, landscaping, trellis shading structures and perimeter railing. The addition of this feature came with heavy coordination with the ongoing finish-out below to add a monumental stair that provides access to the patio via ShipStation’s executive area.
