Belterra Medical Building ‘S’, a ground-up, two-story, concrete tilt-wall medical office building, features a second story perimeter walkway, a decorative Corten metal panel at the main entry, and finished out elevator lobbies. The building also has a two-stop, machine roomless traction elevator.
Due to large elevation changes on the south and east side of the building, a large retaining wall was designed to account for the drop in elevation. Additional site work includes an asphalt parking lot with concrete curbs and landscaping.
Central Texas Eye Center is a ground-up, single-story retail building along IH-35 in San Marcos. This building includes an ophthalmologist office and lease space. It is composed of brick and CMU. Its impressive exterior design creates a unique texture on the walls highlighted by white iron detailing. In the front, sits an atrium with a skylight welcoming clients into the lobby of the optometry practice. Sitework includes the 127-car parking lot which wraps around the building.
Premium interiors of 19,800 SF building done by Sabre, include a high-end optometry office and eyewear center. The remaining 7,680 square feet is leasable space. Custom interior finishes include custom millwork, high tech lighting, fancy ceramic tile, ceiling details, cork, and polished concrete flooring, and carpet and VCT in all the exam rooms.
Sabre’s latest project for Westlake Dermatology is a lush first-generation finish out at Belterra Village in Dripping Springs. This luxury dermatology office with multiple custom finishes, designed by the Michael Hsu Office of Architecture, marks the third project Sabre has completed for the dermatological clinic, in addition to their North Lamar office and a research facility on Bee Caves Road.
The 2,800 square foot renovation incorporates smooth, curved Venetian plaster walls that frame the reception area, crafted by specialty contractors whose scope spanned the ceilings and walls in the lobbies and corridors. The resulting work product gives the clinic soft, rounded curves that provide a sumptuous canvas for the high-end finishes that give it a spa-like feel. Other special features included the reception desk, Italian tile in the bathrooms, wooden paneling, doors, fixtures, and the terrazzo flooring. Elegant, hanging light fixtures illuminate the beautiful office with lighting controls that program the entire suite. The reception desk is one piece, bronze metal with a stone façade.
The completed medical office is a gem of a space that will serve Westlake Dermatology clients in the Dripping Springs region for years to come.

This project added a ground-up expansion to the Postpartum wing and renovated a portion of the Labor and Delivery department within the active Seton Medical Center Hays in Kyle, TX. The addition created 8,700 square feet of new space and our team renovated 900 square feet of the existing OB unit.
The final product includes 14 postpartum rooms with attached bathrooms, clean utility, storage, offices, a medication room, break room, work area, restrooms and a newly created section of the healing garden. The Sabre team updated the outdoor healing garden and added a concrete labyrinth for patients, families, and doctors, designed by Stantec.
This project included the complete finish out of 8,000-SF of the fourth floor of the occupied Dell Seton Medical Center at The University of Texas at Austin. Fifteen much-needed patient rooms were added within the Transplant ICU of the teaching hospital. Each room included wood paneling casework at the head and foot of each bed. A pneumatic tube system was installed and tied in to the hospital’s network to facilitate the quick and efficient transport of medication to the unit. The finish out also featured an on-call room, staff break room, nourishment room for patient families, and medical storage.

Sabre celebrates Grand Opening of Transplant ICU at Dell Seton Medical Center at UT
Due to extraordinary population growth in the region, Sabre was contracted to build out the fifth-floor patient tower shell space of Seton Medical Center Hays to make room for more patients in the Kyle facility. The completed project accommodates 30 more beds and up to 60 additional employees. The added space improves Seton’s capability to treat trauma, recruit physicians and features a centralized dialysis space. In order to access the fifth-floor patient tower without using patient elevators, we were required to use a buck hoist (outdoor elevator) to deliver materials and workers to the job site.

The Christine Fisher | MD renovation created a Class A plastic surgeon’s office complete with patient rooms and operating space. This renovation included a complete interior renovation as well as exterior upgrades to the building.
To increase natural lighting within the clinic, an existing brick wall was demolished to install a new exterior window, existing windows were altered and the storefront was replaced with an all-glass system.
The interior space included two exam rooms, a pre-op and post-op room, two aesthetic treatment rooms, an operating room, reception and waiting area, as well as office space and break room for employees. Clad in high-end finishes throughout, Sabre Commercial led the value engineering with the client and architect to help ensure the client’s vision became reality.

This first-generation interior finish-out at the Met Center created a high-tech telecommunications center for Seton doctors to serve patients remotely. The GoodHealth Solutions Center offers one phone number through which patients can access coordinated care, with services that include appointment scheduling, a nurse advice line, disease management, and home monitoring. Through the GoodHealth Digital Clinic app, doctors can connect with patients virtually via smartphone or computer, from home or work.
The project included intensive specialized audio-visual coordination with the Seton IT Department.
Treehouse Pediatrics is a kid-friendly clinic that creates welcoming, safe healthcare spaces for the little ones. When the owners decided to move to Round Rock, they chose Sabre Commercial to build their new clinic from the ground up.
With dazzling finishes and themed patient rooms, this pediatric clinic is meant to take the anxiety out of visiting the doctor. The single-story medical office building features 22 exam rooms with corresponding nurse’s stations, six doctors’ offices, a fully functional lab and two separate reception areas for both sick and well patients.
The BSA LifeStructures‘ interior and exterior design incorporates 30 different paint colors and 14 unique wall coverings—creating a whimsical space where different textures and materials converge to give each room dimension and visual pop. From shapes and stencils to hopscotch and art, strict attention was paid to making the offices accessible and appealing to our tiniest Texans.
This high-end tenant finish out is located in the Class A Lamar Central building on North Lamar and is the latest in the expansion of facilities for Westlake Dermatology. The space includes exam rooms, procedural rooms as well as retail space.
Designed by Michael Hsu House of Architecture, the space is outfitted with many specialty finishes. Of particular note is the chain curtain within the reception area. Hanging from ceiling to floor, forty feet of curtain was installed by hand, strand by strand.
