Austin Stone Community Project

This multi-faceted project was a tenant finish-out of an existing space with 13 different components. A third of the space is an open work area the other part of the large space consists of a gym, daycare and game room, film and recording studio, counseling center, conference rooms, huddle rooms, fl ex rooms, phone rooms, all-hands breakroom, board room, reception area, collaboration area, server room and library.

Robert Half International Staffing Office / Protiviti

This project was a full demolition and build-back of 2 existing adjacent tenant suites. Suite occupancy classification and use group remained unchanged by the scope of this work. In the suite that Robert Half occupies, the layout contained individual offices, 4 conference rooms, an open workspace area, a breakroom, collaboration booths, a wellness room and a phone room. Within the Protiviti space, while smaller in size, we aided in making the space equally functional. Their space contained an open workspace area, a conference room and several individual offices. The scope included all new paint, flooring, MEPs, acoustic ceiling and wall panels, custom cabinetry in all conference rooms and in the breakroom, as well as all new light fixtures, air devices and plumbing fixtures to revamp the space and provide a new and functional system. We also facilitated the installation of uniquely painted employee lockers, a synthetic brick wall, 2 custom wall coverings, one University of Texas themed and the other was the Downtown Austin Skyline to give the office a custom Austin feel. All work took place in an occupied office building at Braker Pointe II so consideration to other tenants was paramount to the success of the project.

Family Care Center – Pflugerville

This project was a first-generation medical office interior finish-out. The scope included new plumbing, HVAC and electrical tied into existing building infrastructure. Offices were completed with new lighting and controls, outlets and floor boxes. HVAC included 2 new air handlers and utilized one existing unit to create 3 new controlled zones. Plumbing included a finish-out for a new restroom. New millwork was built for the breakroom, restroom and reception desk. The office entrance was outfitted with a new glass storefront. New carpet and LVT was
installed in the offices and tile in the restroom. We also modified the existing fire alarm and fire suppression system to comply with the AHJ. To make the space ADA compliant and up to code, we installed grab bars and fire extinguisher cabinets. Lastly, window shades were installed at existing exterior windows and film was applied over glazing on the new interior doors.

Fish & Richardson Law Office

This Austin Energy Green Building project included the demolition and build-back of the interior areas of the 20th floor in the 111 Congress Building in Downtown Austin consisting 7 large conference rooms, all with custom millwork and furniture, as well as 35 finished offices, a breakroom, lounge and lobby. The scope included all MEP work, all finishes including, specialty ceiling replacement using 3 Form panels to simulate ‘fish’, MAARS demountable partitions, flooring, millwork and paint. Throughout the space, elegant finishes were applied from floor to ceiling, such as custom light fixtures, numerous wall coverings and quartz countertops.

All of this work was done in a densely populated area of downtown in an occupied building. This presented numerous challenges of managing material delivery, as well as coordinating any base building items with the property owner, Cousins Properties.

Pet Paradise – Kyle

Pet Paradise is a single-story, ground-up retail pet boarding facility located in Kyle, 20 minutes South of Austin. The project includes complete civil and sitework improvements, foundations, framing, roofing, skin, interiors, and mechanical, electrical, and plumbing work as required.

This high-end pet resort includes day camp areas with indoor play spaces and a pool, plus a large outdoor play area with splash pads and synthetic grass. A full veterinarian office is available with exam and treatment rooms, grooming facilities, canine “VIP suites”(kennels), feline boarding rooms and multiple washing and cleaning stations. The facility also contains a full kitchen, offices and administration space, as well as living quarters for a full-time caretaker.

Pediatric Associates of Austin

This project was a renovation of 3 existing suites converted into 2 suites to relocate the Pediatric Associates of Austin Doctors Office. Sabre doubled the footprint of their existing offices giving them twice as many exam rooms than they had at their previous location. We added a reception area, refreshed the existing restrooms, added a nurses station in the rear, refreshed the doors, ceilings, all lighting and updated the existing plumbing. Murals were added to both sick and well-child waiting areas and each exam room had owner furnished themed decor installed.

Sabre was able to get involved early on in the design process to avoid any delays in materials that would affect the schedule.

This project also adhered to AEGB specifications.

Dell Seton at The University of Texas, Austin – Cath Lab

This project was a renovation of an existing second floor Cath Lab. We refreshed the space with new linoleum flooring, Zero VOC paint, Acrovyn wall protection, custom millwork, updated med-gas connections and upgraded the ceiling to accompany new structural steel supports for medical lights and Price ceiling grid system for SA/RA/lights and hose drops. STARC Wall Containment System kept this floor a sterile environment during construction. We also facilitated the installation of new equipment all while coordinating work on a busy trauma floor in Downtown Austin.

Dell Seton Medical Center at The University of Texas, Austin – 5th Floor Expansion – East Wing

This project was a finish-out of the ADA compliant 5th floor east wing and included new linoleum flooring, Acrovyn wall protection, updated med-gas connections, as well as Zero VOC paint throughout.

State of the art technology used in all aspects of construction. We used Starc Wall Systems to contain the construction site from exposing any dust and air particles into the air inside an active hospital. Infection control and prevention measures were paramount every day, we used air scrubbers and negative air machines to mitigate risk. With that, we installed insulated ducted returns in the entire wing.

In each room, we installed state of the art Hillrom Nurse Call Systems and Curbell Medical Products were used for pillow speakers, new sheetrock ceilings to accompany new structural steel supports for medical lights and Human Care Patient Lifts. Dedicated exhaust and monolithic ceilings were installed in isolation rooms, along with room pressure monitors that are tied into the hospital’s building management system that sends readings showing the current air pressure level. Additionally, Swanstone solid surfaces were used for shower surrounds. Nurses’ stations included new custom millwork, updated Swisslog system, new GE Healthcare Patient Monitoring Systems and new integral blind systems.

The Art of Anti-Aging

First generation build-out of a medspa on South Lamar Blvd. consisting of custom lighting, including a precise lighting layout to insure wall washer lighting on the owner’s custom artwork. The lobby area included a custom coffee bar and reception desk. The back of house areas included exam rooms with custom millwork, an employee break room and office.

Our early involvement in this project allowed us to get in front of price escalation and material lead times which ultimately kept the project on schedule and under budget.

Cousins Properties Management Office at The Domain, Austin, TX

2nd generation tenant improvement of an office space consisting of demolition and build-back to create a new office layout and an additional conference room. Finishes included new partitions with updated doors, frames and hardware, resilient flooring in the breakroom, carpeting throughout the suite and new floor tile at the lobby entrance, updated feature wall and reception desk with signage, updated sprinkler and fire alarm devices, as well as paint throughout the space. In addition, we provided an additional source of access/egress to the corridor. Deliveries and loud work were coordinated with the building engineers/facility outside of business hours due to the building being occupied.
