Ronald McDonald House Charities of Central Texas

Renovation of existing space to create the Ronald McDonald House Family Room within the active Dell Seton Medical Center of Austin. The space includes four rooms for families of patients in the neonatal intensive care unit.

Project includes bedrooms, a kitchen area, family room and new restrooms. Continuous coordination between the Seton facilities team, their Neonatal Intensive Care Unit and Ronald McDonald House Charities was necessary to the success of the project.

Marine Layer

The Marine Layer Apparel project was the first-generation tenant finish-out completed in the newly constructed Saint Vincent building built by Sabre Commercial on South Congress. This adaptive mixed-use building occupies 19,870 SF in Austin, Texas’s historic South Congress District.

Marine Layer Apparel showroom occupies a 1,800 SF retail space. The open and airy showroom features open ceilings and stained concrete floors. In addition, Sabre built and installed the merchandise shelving out of owner-provided reused scaffolding boards. Finally, Sabre modified and installed the storefront and glazing to fit the tenant-specific needs.

Republic Spine & Pain

This project was the new construction of a single-story ambulatory surgery center and clinic. The completed space includes two operating rooms and 11 exam rooms. The exterior is comprised of a steel structure with EIFS and masonry. Construction scope included site work, water quality filtration, and detention ponds, full utilities, storm drain.

The building required extensive coordination with the owner and design team to achieve the status of a Texas State licensed surgical center. All inspections were completed in a timely manner which kept the project on schedule.

Ascension Connect Pharmacy

Ascension Connect Pharmacy is a first-generation, interior finish-out of 28,800 square feet to create a robust mail-order pharmacy and distribution center, along with offices, conference rooms, break room, walk-in refrigeration with ultra-low temperatures, equipment, and other support space. Extensive mechanical, electrical, and plumbing improvements were made to ensure strict control of the interior environment, as well as backup service in case of power outages. Multiple levels of security for the space include bulletproof glass, bulletproof walls, interior and exterior cameras, and multi-access capable badge readers for the interior doors.

In addition to typical interior finishes, the project also includes exterior building improvements to the existing spandrel glass to provide better insulation of the space, a new exterior dock and ramps to serve truck arrivals and departures, and new mechanical equipment platform and screen on the roof.

Fierce Whiskers Distillery

Fierce Whiskers Distillery was the ground-up, new construction of a 7,812-SF distillery building, a 5,541-SF five-story rickhouse, and all associated site work.

The distillery can boast being “grain to glass” as the whiskey is produced from an all in-house process at the state-of-the-art sustainable production facility. In addition to the buildings, Sabre was responsible for the installation of owner-provided equipment including but not limited to a still, fermenters, grain silos, chilled water systems, and the copper pot still from renowned Vendome Copper and Brass Works out of Louisville.

Along the south wall of the distillery, Sabre installed multiple glass garage doors that lead to an outdoor patio. The scope also features a tasting room accented with custom wood finishes.

Belterra Medical Building

Belterra Medical Building ‘S’, a ground-up, two-story, concrete tilt-wall medical office building, features a second story perimeter walkway, a decorative Corten metal panel at the main entry, and finished out elevator lobbies. The building also has a two-stop, machine roomless traction elevator.

Due to large elevation changes on the south and east side of the building, a large retaining wall was designed to account for the drop in elevation. Additional site work includes an asphalt parking lot with concrete curbs and landscaping.

McCoy’s Door Manufacturing Facility

McCoy’s Door Manufacturing Facility is located in New Braunfels, Texas, and sits on 9.67 acres. This design-build project includes renovations to the existing warehouse and office space finish-out to repurpose the existing building to create a door assembly and distribution plant. A concrete paving area was added to accommodate three new loading dock bays. The existing paved asphalt at the front of the building was repaired and the parking lot re-striped as well.

Renovating the existing 102,940 SF (99,342 SF Post Demo) warehouse for McCoy’s build-out consisted of selective structure demolition to remove steel leveling plates and scales, middle warehouse offices, a chilled water system, exterior silos, overhead cranes, and previous electrical and mechanical systems.

Pet Paradise Georgetown

Pet Paradise is a single-story, ground-up retail pet boarding facility located just west of Interstate 35 in Georgetown. The project includes complete civil and sitework improvements, foundations, framing, roofing, skin, interiors, and mechanical, electrical, and plumbing work as required.

This high-end pet resort includes day camp areas with indoor play spaces and a pool, plus a large outdoor play area with splash pads and synthetic grass. A full veterinarian office is available with exam and treatment rooms, grooming facilities, canine “suites”(kennels), feline boarding rooms, and multiple washing and cleaning stations. The facility also contains a full kitchen, offices, and administration space, as well as living quarters for a full-time caretaker.

Central Texas Eye Center

Central Texas Eye Center is a ground-up, single-story retail building along IH-35 in San Marcos. This building includes an ophthalmologist office and lease space. It is composed of brick and CMU. Its impressive exterior design creates a unique texture on the walls highlighted by white iron detailing. In the front, sits an atrium with a skylight welcoming clients into the lobby of the optometry practice. Sitework includes the 127-car parking lot which wraps around the building.

Premium interiors of 19,800 SF building done by Sabre, include a high-end optometry office and eyewear center. The remaining 7,680 square feet is leasable space. Custom interior finishes include custom millwork, high tech lighting, fancy ceramic tile, ceiling details, cork, and polished concrete flooring, and carpet and VCT in all the exam rooms.

CogScale at 9500 Arboretum

Second Generation tenant finish-out is located on the third floor of a four-story building, overlooks the rolling west hills of Austin. The breathtaking view is complemented by an interior glass wall system throughout, which keeps the 15,277 square-foot space feeling light as it seamlessly wraps around the corner of the building. The main feature is a stunning glass-enclosed main conference room with towers on either side. The mod orange and blue carpet flooring give a playful aesthetic to open office spaces, private offices, huddle rooms, additional conference rooms, two breakrooms, lounge area.
