Whole Foods Austin Headquarters, 4th Floor Remodel

30K SF office renovation of the fourth floor of the Whole Foods Global Services Center in downtown Austin. The finish out included a mixture of traditional and efficient meeting rooms throughout the space along with modern workstations. The large break area included specialty reclaimed barn wood accent walls. This project included the removal of a structural staircase connecting to the floor below as well as the repurposing of an overhead door to secure their Computer Hospital.

Aristocrat Technologies

This first generation tenant finish-out for Aristocrat Technologies, a global gaming company, is located on the fourth floor the Class A Domain 1 office building. Featuring a wide variety of custom finishes including wood slat ceiling features, tin ceilings, a brick facade feature wall, and custom booths and benches throughout, this office space is designed to impress. The space was outfitted with a mixture of private offices enclosed by DIRTT wall systems as well as more traditional cubicle office systems. Floating acoustic ceiling panels with an integrated light system keep the area fresh and stylish. To make the space their own, the break room features an arcade with fully functioning pinball machines as well as Aristocrats’ own game systems.

Tour the Space With CTA Architects

PlainsCapital Bank

This seventeen thousand square foot, first-generation tenant finish out was completed for PlainsCapital Bank. Located in the Class A 5th+Colorado building in downtown Austin, construction was completed while working within the occupied building.

The high-end corporate office is comprised of multiple luxurious conference rooms, executive suite offices, private offices, as well as open office space. The space is furnished with high end finishes throughout, including wood paneling. Offices and conferences rooms are separated by a frosted glass and polished wood DIRTT Wall System installation. The break area, carpeted in grass turf, was created as an indoor putting green and includes four usable holes so that employees can work on their short game over their lunch break.

PlainsCapital Bank Offices, Office Snapshots

The Range at Austin

State of the art, ground up indoor gun range in South Austin. The Two-Story, Tilt-wall building includes five indoor shooting ranges with a total of thirty-seven lanes, three classrooms, and a full service retail and gunsmith shop.

The ground-up project includes a VIP lounge upstairs with five private meeting rooms, a VIP pistol range, a lounge with a fireplace, a billiard room, and a walk-in humidor. The space boasts an advanced HVAC system with high end finishes and casework throughout.

Westlake Dermatology, Lamar Central

This high-end tenant finish out is located in the Class A Lamar Central building on North Lamar and is the latest in the expansion of facilities for Westlake Dermatology. The space includes exam rooms, procedural rooms as well as retail space.

Designed by Michael Hsu House of Architecture, the space is outfitted with many specialty finishes. Of particular note is the chain curtain within the reception area. Hanging from ceiling to floor, forty feet of curtain was installed by hand, strand by strand.

Hill + Knowlton Strategies

This phased renovation for the Hill + Knowlton consulting firm took place in the Class A IBC Bank Plaza in downtown Austin. To allow for continuous occupation by the tenant throughout construction, the schedule was split over three phases.

A combination of conventional drywall and high end Modernus Demountable Glass Partitions were used throughout the space to give a very polished final product. Construction continued during the annual SXSW festival in downtown Austin, requiring extreme planning and coordination to allow for the continuous operations to maintain the construction schedule.

Atlassian

This tenant finish out split over two floors in the new Colorado Tower in downtown Austin was completed within a tight construction schedule. The open concept space includes two large break rooms, a hospitality bar that serves as Atlassian’s upscale coffee house serving beer and coffee, a game room, numerous open lounge areas, bicycle storage, showers, quiet zones, and two outdoor terraces. To allow the employees to remain flexible and mobile, power/data is distributed throughout the workspace every seven feet from ceiling-mounted power sources.

The staircase, a true focal point of the office, required extensive collaboration between the steel workers and the woodworkers. Due to the extreme size of the steel stringers, the Sabre team coordinated their crane entry through a removed glass panel.

Featured in Refinery29’s “Best Offices in the United States” article, January 2016, we can’t help but agree.

TechSpace – Austin

This 28,000 square foot coworking office space was constructed on the first and fourth floors of the operational San Jacinto Center in downtown Austin. The first floor includes coworking space, conference rooms, lounge areas and kitchen space. The fourth floor space includes private offices, their “Killer Conference Room” as well as more lounge area and kitchen space. The space is equipped with high end finishes throughout, featuring 25-foot-high ceilings with wall to wall windows, a Bicycle Feature Wall, reclaimed wood feature wall, hanging wood trellis ceilings in common areas, mosaic tile feature wall, private phone booths, huddle rooms, custom artisan millwork made from wood and hot rolled steel, and specialty light fixtures throughout. This project was completed within a tight construction schedule, with occupancy required before SXSW 2016.

Veterans Affairs, Financial Services

The Veterans Affairs, Financial Services Finish Out was a three phase, 150K SF LEED Silver Certified Interior Finish Out.

The space included one of the largest installations of DIRTT wall systems in the Southwest. The space included a commercial kitchen with grease trap, expansion of the occupied security reception and data center.
Sabre was responsible for the coordination of all furniture, security, audio visual and IT systems. Due to the business nature of the center, security was a very high priority. All workers on the project went through a background check and were badged in daily. All deliveries were screened and coordinated with the VA a minimum of 24 hours in advance.

Jim Griffin, the building owner’s representative stated that “Sabre was nothing short of professional and a pleasure to work with.”

2009 – Austin AGC Outstanding Construction Award Winning Project

Red Oak Plaza

Red Oak One is a mixed use building nestled gently into the sloping hillside just east of I-35 on Wonder World Drive in beautiful San Marcos, Texas. The 14,500 square feet two-story building includes office space and retail. The site plan includes an additional building for future construction.

The building structure is all steel from floor to  ceiling. As there are entire facade is made of horizontal and vertical windows, mullions were lined up all the way around the building.
