Pet Paradise Georgetown

Pet Paradise is a single-story, ground-up retail pet boarding facility located just west of Interstate 35 in Georgetown. The project includes complete civil and sitework improvements, foundations, framing, roofing, skin, interiors, and mechanical, electrical, and plumbing work as required.

This high-end pet resort includes day camp areas with indoor play spaces and a pool, plus a large outdoor play area with splash pads and synthetic grass. A full veterinarian office is available with exam and treatment rooms, grooming facilities, canine “suites”(kennels), feline boarding rooms, and multiple washing and cleaning stations. The facility also contains a full kitchen, offices, and administration space, as well as living quarters for a full-time caretaker.

Central Texas Eye Center

Central Texas Eye Center is a ground-up, single-story retail building along IH-35 in San Marcos. This building includes an ophthalmologist office and lease space. It is composed of brick and CMU. Its impressive exterior design creates a unique texture on the walls highlighted by white iron detailing. In the front, sits an atrium with a skylight welcoming clients into the lobby of the optometry practice. Sitework includes the 127-car parking lot which wraps around the building.

Premium interiors of 19,800 SF building done by Sabre, include a high-end optometry office and eyewear center. The remaining 7,680 square feet is leasable space. Custom interior finishes include custom millwork, high tech lighting, fancy ceramic tile, ceiling details, cork, and polished concrete flooring, and carpet and VCT in all the exam rooms.

CogScale at 9500 Arboretum

Second Generation tenant finish-out is located on the third floor of a four-story building, overlooks the rolling west hills of Austin. The breathtaking view is complemented by an interior glass wall system throughout, which keeps the 15,277 square-foot space feeling light as it seamlessly wraps around the corner of the building. The main feature is a stunning glass-enclosed main conference room with towers on either side. The mod orange and blue carpet flooring give a playful aesthetic to open office spaces, private offices, huddle rooms, additional conference rooms, two breakrooms, lounge area.

Compass, Rollingwood Center 3

This project is a first-generation tenant finish out of the Compass Real Estate office within the new Class A building on Bee Caves Road. Tenant improvements focused on cosmetic upgrades and furniture, fixtures and equipment that reflect the distinctive Compass brand.

The completed office features a mixture of open office space, with conference rooms and private offices space circling the perimeter. Glass wall systems are incorporated throughout the space.

Westlake Dermatology, Dripping Springs

Sabre’s latest project for Westlake Dermatology is a lush first-generation finish out at Belterra Village in Dripping Springs. This luxury dermatology office with multiple custom finishes, designed by the Michael Hsu Office of Architecture, marks the third project Sabre has completed for the dermatological clinic, in addition to their North Lamar office and a research facility on Bee Caves Road.

The 2,800 square foot renovation incorporates smooth, curved Venetian plaster walls that frame the reception area, crafted by specialty contractors whose scope spanned the ceilings and walls in the lobbies and corridors. The resulting work product gives the clinic soft, rounded curves that provide a sumptuous canvas for the high-end finishes that give it a spa-like feel. Other special features included the reception desk, Italian tile in the bathrooms, wooden paneling, doors, fixtures, and the terrazzo flooring. Elegant, hanging light fixtures illuminate the beautiful office with lighting controls that program the entire suite. The reception desk is one piece, bronze metal with a stone façade.

The completed medical office is a gem of a space that will serve Westlake Dermatology clients in the Dripping Springs region for years to come.

Williamson County ESD No. 4 Fire Station No. 2

This new 10,000-SF fire station is located in the Santa Rita Ranch development area near Liberty Hill. The new Williamson County firehouse, designed by PGAL, features 2.5 bays, watch and staff offices, a conference room, dayroom, kitchen, laundry, workout space, and a medical treatment room. A detention pond was created for water run-off and treatment. The three-acre site for the station is off Ronald Reagan Boulevard, near the entrance of the Santa Rita North housing development. The station will have an engine company with up to four firefighters and room for a future EMS unit if needed.

Seton Medical Center Hays, OB Expansion

This project added a ground-up expansion to the Postpartum wing and renovated a portion of the Labor and Delivery department within the active Seton Medical Center Hays in Kyle, TX. The addition created 8,700 square feet of new space and our team renovated 900 square feet of the existing OB unit.

The final product includes 14 postpartum rooms with attached bathrooms, clean utility, storage, offices, a medication room, break room, work area, restrooms and a newly created section of the healing garden. The Sabre team updated the outdoor healing garden and added a concrete labyrinth for patients, families, and doctors, designed by Stantec.

Park at Plum Creek, Retail Park

This ground-up retail park in Kyle, Texas, is comprised of three 10,000-square-foot shell buildings. Each building is composed of a steel structure with EIFS and masonry exteriors. Framing their entrances, each building features two focal point towers made of slab-to-parapet vertical stacked masonry. Site work includes parking and the installation of a playscape with large architectural canopies. Value engineering efforts significantly lowered project costs, from underground utilities and irrigation to building materials.

Current tenants of the new retail center include the Texican Café, Aviator Pizza, and WellMed.

Deep Eddy, Heaven Hill Distillery

When Deep Eddy Vodka outgrew their production facilities in Dripping Springs, they worked with our team to convert a 120,000 square foot empty warehouse in Buda to suit their needs. This project included a 12,000 square foot interior remodel to create office space as well as a taste testing lab and bar. In addition to office space, the building now includes their bottling lines and warehouse space. Upgrades to the process mechanical piping were required to allow for the installation of multiple stills as well as the boilers and chillers required to control the temperature. Building upgrades included the reroofing, insulation, and addition of fire sprinklers.

Saint Vincent, Mixed Use Building

The Saint Vincent project included the renovation of the former St. Vincent de Paul thrift shop and new construction of the three-story Saint Vincent building. This adaptive mixed-use building occupies 19,870 square feet in the historic South Congress District of Austin, Texas. The building features 9,060 square feet of retail at street level and 10,810 square feet of creative office space on the top two floors.

Construction included the reworking of the intersection with traffic signals and pedestrian walkways that required extensive coordination with the City of Austin Traffic Department. Extreme care and extensive monitoring took place throughout the project to protect the two heritage oak trees within the site.
