This Downtown Austin project consisted of a full renovation of the 13th floor at the San Jacinto Center. The scope included all new MEP’s with all new linear and accent lighting fixtures throughout, new ducting and HVAC unit placement, as well as several plumbing upgrades throughout. The finish scopes included all new flooring, millwork elevations, interior glazing and sidelights, as well as standard and accent paint throughout. Also included in the scope was furniture coordination and sign installation, we ensured all electrical rough-in was provided for all new open office cubicles and conference room tables.

Austin Retina
This project was a 1st generation interior medical office finish-out with new exam rooms, workstations, a reception area, a breakroom & restrooms.
We relocated the existing HVAC, electrical and plumbing to accommodate the new space layout. We installed new fi re safety equipment in the space, new flooring, signage, as well as new paint, lighting and additional finishes per plan.
Midtown Urology
This project for Midtown Urology was the demolition of their existing suite, build-back and expansion into the adjacent suite to expand the practice’s footprint in the medical office building. The work was split into 2 phases to allow the clinic to remain fully operational without interruptions.
Within the build-out, all MEP aspects were fully updated, including all new plumbing fixtures, lighting, as well as the electrical panel to accept the new power load and new HVAC grills. The space was also given new fi nishes throughout so the space presented as one cohesive suite such as all new custom cabinetry and granite countertops, fresh paint, tile backsplashes in the breakroom and bathrooms, new fl ooring and decorative wall coverings throughout the space.
St. David’s Austin Heart / Austin Diagnostic Leander Clinic
This was a build-out of a first-generation medical office building for an Austin Diagnostic and Austin Heart combined clinic. The space included exam rooms, offices, lab space, multiple nurses stations, a split waiting room and an x-ray suite. All work was completed on the existing occupied floor with noisier work taking place before and after operating hours.
Dell Seton Medical Center at the University of Texas – Transplant Clinic
The project involved the demolition of an 8,000-square-foot conference center to make way for a state-of-the-art Transplant Clinic. The renovation included constructing 15 new exam rooms, treatment rooms, and various support spaces, all designed to meet ADA standards and enhance patient care. Throughout the clinic, new vinyl flooring and Acrovyn wall protection were installed, along with Zero-VOC paint, ensuring a safer and healthier indoor environment. Medical gas connections were upgraded to accommodate the specific needs of the healthcare facility.
Advanced construction technology was employed to mitigate contamination risks within this active hospital. The Starc Wall System was used to contain construction dust and particles, maintaining clean air quality for both patients and staff. Infection control and prevention remained a daily focus, with air scrubbers and negative air machines deployed throughout the project. Insulated ducted returns were installed across the clinic wing to further enhance air quality and control.
Each treatment room was equipped with the latest Hillrom Nurse Call Systems for streamlined communication and Curbell Medical pillow speakers to improve patient convenience. Structural upgrades included new sheetrock ceilings supported by reinforced steel to accommodate advanced medical equipment, such as medical lights. In addition, acoustic ceiling tiles were installed throughout the clinic to reduce noise levels and improve patient comfort, while the lobby area was enhanced with a wood ceiling matching the existing aesthetic to create a welcoming atmosphere. Isolation rooms were outfitted with room pressure monitors tied to the hospital’s building management system, enabling real-time monitoring of air pressure levels to maintain safe conditions.
The Arc of Texas
This 1st generation interior finish-out took an existing storage space in a one-story building and transformed it into 2,045 square feet of functional office space for the non-profit organization. The scope of work included modifications to the mechanical systems, the construction of new partitions using glass storefronts with accompanying doors and frames. We also added new lighting, custom millwork, as well as new power and data locations to service the individual offices, conference room and open workspace area.
Saint John Paul II Life Center
This project was the full interior renovation of an existing space in a medical office building on Marathon Boulevard in Austin for a pro-life non-profit pregnancy education center. They provide free education and pregnancy services to new and soon-to-be new parents.
The scope included the upgrade of all MEP components, renovation of all finishes, including but not limited to flooring, paint and tile, custom millwork. The lobby was comprised of decorative light fixtures, a 25-foot full quartz reception desk as well as a decorative feature wood wall made out of laminated wood slats made to mimic a heartbeat on an ultrasound.
We worked closely with and coordinated all aspects of construction with the owners, designers and trade partners to deliver a new space for the growing non-profit organization.
The Raymond-Morley House – 510 Baylor Street
This project features a commercial finish-out and remodel of an existing, historical residential property for the offices of Witliff Cutter, PLLC. The building exterior façade features refurbished and painted brick with new wood siding added. New concrete steps and railings were added to the building exterior. Utility water lines were upgraded for the building and a new electrical service was provided. The interior remodel features added wood-framed walls, plaster finished walls and completely refurbished wood flooring. The interior of the space also includes a new HVAC system, new plumbing fixtures, new plastic laminate woodwork with solid surface countertops, ceramic tile in the breakroom and restroom areas, as well as new wood doors and door frames. The project features the original windows that were refurbished and re-installed throughout the building.
Sezane Apartement
Sabre Commercial was contracted to provide the build-out for the Paris, France based retail pop-up store on Downtown Austin’s bustling South Congress Avenue.
The scope consisted of demolishing the existing space to make way for Sezane’s brand specific custom millwork displays and a custom furniture display that was finished with micro-cement plaster to achieve a plaster-like finish without sacrificing durability to withstand the high-traffic retail flow. It also included polished concrete floors, fresh paint and custom lighting imported from Paris, France that were designed specifically to ensure soft lighting to highlight the signature aesthetics of the brand.
All work was completed in a short 6-week timeframe to meet the client’s grand opening goal prior to the SXSW music festival. We also were strategic in our approach to complete the work and schedule deliveries in off-peak times of the day so we did not disturb the other tenants nearby.
Lennar Homes at Paloma Ridge
The new office for Lennar Homes was a renovation of their existing space that was once a Design Center to provide multiple contract signing rooms, as well as updated offices for all of their internal departments. In the entryway, wood slatted ceiling was reformed to fit the new shape of the entryway, with a newly installed carpet to be the centerpiece of the floor. A virtual reception room was created with glass partitions to separate the space from the cubicles for the employees. An all glass conference room in the center of the space was created to facilitate collaboration. A glass film was added to provide privacy due to its central location.
